How do I compare two roofing quotes that are thousands apart?
Compare what each bid includes before you compare the price. The biggest differences are usually the underlayment, how decking replacement is handled, whether new drip edge and valley metal are included, and what the warranty covers. Once those line up, the prices are often much closer.
Decking
The decking under your roof cannot be fully inspected until the old roof is removed. Some bids include an allowance for replacing damaged decking, some list a price per sheet, and some do not mention it at all.
If a bid does not mention decking, ask how it will be handled so you can compare it fairly with the others.
Underlayment and edge metal
Underlayment goes down before the shingles, and there are different types at different prices. New drip edge and valley metal also add to the cost of a job.
These materials are hidden once the roof is finished, so ask each contractor what they plan to use.
Warranty
Compare what each warranty covers and for how long. A warranty that covers both materials and labor offers more protection than one that covers materials only.
Empire Contractors offers a free lifetime warranty on materials and labor, and we will beat any bid or estimate by 5%. Call (817) 680-7133 for a free, no-obligation estimate.
